Do you rent and need to file an insurance claim? Do you know how?
There was a time when it was less common, but most of today’s standard lease agreements require the tenant to carry Renters Insurance. This isn’t designed to only protect the landlord and their property – it’s also a very smart thing for the tenant to do.
If you rent, you’ve likely put some investment into your furniture, clothing and furnishings. Not to mention all of your electronic devices, jewelry and other valuables. Assuming you rent and you already have Renters Insurance, do you know what to do should something unfortunate happen?
First, let’s explore some ways to be prepared for a claim:
Once you get all moved in, the boxes are gone, and you’ve cleaned your new rental property – start taking photos of every room and all of your valuables. This is called performing a Home Inventory and it will come in very handy when/if you should have to file a renters claim. Your claim specialist will appreciate your preparedness because it means he/she will be able to more quickly adjust your claim
Also, be sure to keep important records (receipts, photos, registrations, etc.) in a safe or fireproof container. Your claims specialist will determine values based on current Actual Cash Value or Replacement Cost information.
Uh-oh. You have to file a renters claim. What should you do?
Talk to your insurance agent to discuss a potential claim if:
- You lost items in your rental property due to a burglary or break-in
- An item was stolen from your car
- You had a fire
- Water damage
- Injury to a guest
What steps should you immediately take?
- Report damages or losses to your landlord
- Report any theft to police
- Retain receipts for temporary repairs, additional living expenses, and other claim-related costs
- Review your policy, including coverages, limitations, and deductibles related to personal property
- Use your insurance company’s mobile application, such as the State Farm® mobile app, to initiate the claim filing
What type of repairs should I do while I wait?
- Talk to your insurance agent before performing any repairs
- Read your lease to determine what repairs you or your landlord might be responsible for
- And remember, retain any receipts associated with the repairs
What does the insurance company do with your claim?
- Review claims details, possibly through a renters insurance claims investigation
- Might request an inventory of property damage
- Ask for item documentation and/or details about the lost items including receipts, photos, brand names, model numbers, age, purchase price, place of purchase
- Assess damage
- Explain your coverages and endorsements
- Work with your claims associate to estimate repairs (your contractor can also give an estimate)
- Review estimate and authorize repairs or provide payment to you
- If another individual is responsible for the damage, your insurance company may pursue Subrogation – this is the process where your insurance company attempts to collect the money it paid to you from the responsible party.
